In a society where established professionals are highly admired or sought for expertise, it is not unusual to observe other working individuals whose occupations are negatively perceived as hardly professional are accustomed to being looked down by the general public with little or no regard at all. This is particularly true with the real estate service practice in which the work and dignity of deserving real estate brokers, appraisers and/or consultants would easily get tainted by unscrupulous practitioners since the real estate service practice, being used to be under the function of the Department of Trade and Industry in licensing and supervising real estate service practitioners, has been considered as a trade or business rather than as profession. This research work was purposely aimed to eradicate or solve the actual problems arising from a lawful professional service without a proper, superior statute. The results of this study, as a source of literature and timely information, consequently formed a strong foundation to the eventual approval of the long-time proposed legislation that all real estate service professionals in the Philippines now enjoy.
